Water Heaters

Hot Water Back On, Without the Guesswork

Tank, tankless or something in between, the team at Geek Plumbing Services will help you choose it, install it and keep it running.

Water Heater Repair, Replacement & Tankless Installation

Cold showers are nobody's idea of a good morning. Our water heater repair, replacement and tankless installation services cover gas and electric heaters in homes all around Asheville, NC, and they're one of the biggest parts of our residential plumbing work. We'll figure out whether your current heater has some life left, explain what a new one would really involve, and give you options that fit the house and the budget. Rheem is our go-to brand, and we're happy to install other brands on request.

Signs You Need Water Heater Repair

Water heaters usually drop hints before they quit. Keep an ear (and a nose) out for these:

  • No hot water, or it runs out fast: on electric heaters that's often a heating element or thermostat; on any tank, a thick layer of sediment can be the culprit.
  • Lukewarm water no matter what the dial says: a failing element, a thermostat or a broken dip tube that mixes cold water into the hot.
  • Rumbling, popping or crackling: sediment on the bottom of the tank, with water trapped underneath it boiling and bubbling up.
  • Rusty or discolored hot water: the anode rod may be used up, or the tank itself may be corroding.
  • A rotten-egg smell from the hot side only: usually a reaction between the anode rod and the water, and common on well water.
  • Water around the base: sometimes it's a loose fitting or the relief valve. If the tank itself is leaking, it's time for a new one.
  • A dripping relief valve: the temperature and pressure relief valve is a safety device, so if it's letting water out, have it looked at.

A lot of those are fixable. Elements, thermostats, valves and anode rods can all be replaced. A leaking tank can't be patched, though, and that's where replacement comes in.

Water Heater Replacement Done Right

When the tank is rusting through or the repairs keep stacking up, a new heater usually makes more sense than another fix. Water heater replacement isn't just a swap, either. We size the new heater to your household (how many people, how many showers in a row, whether a big soaking tub is in the picture) and connect it properly. We also set up the relief valve and its discharge line so it does its job if it ever needs to.

It's also a good moment to ask whether the same kind of heater is still the right one. A family that's grown, a bathroom that's been added or a goal of cutting energy use might point you to a different size or a different type altogether.

Tankless Water Heater Installation

A tankless water heater doesn't keep a tank of water hot all day. It heats water as it flows through, only when you open a hot tap. The perks are real. You get hot water that doesn't run out in the middle of a shower, a unit that hangs on the wall instead of hogging a closet, and no standby heat loss from a tank sitting there all night.

Tankless has trade-offs too, and we'd rather you hear them from us. A unit can only heat so many gallons per minute, so it has to be sized for the number of fixtures you'll run at once. Mountain winters matter here. When the water coming into the house is colder, the heater has to work harder to reach the same temperature, so we size for January, not July. Switching from a tank can also mean changes to venting, the gas or electrical supply and the water connections. And because minerals build up inside the heat exchanger, a tankless unit needs a periodic flush, especially on hard well water. We install both gas and electric tankless models, and we're licensed for the gas line work a gas unit needs.

What Does Tankless Installation Cost?

Honestly, it depends on the house. The unit size, gas or electric, where it will hang, the venting route and whether your current supply is big enough all change the number. Instead of quoting a range that won't fit your home, we'll look at your setup and give you a real price with a free estimate.

Heat Pump Water Heater Installation

Think of a heat pump water heater (some people call it a hybrid) as a fridge running backward. It pulls warmth out of the air in the room and pushes it into the tank. On a busy morning with three showers in a row, it switches over to its regular electric elements. The rest of the time it uses far less power than a standard electric tank. There's a trade-off, though. It cools the room a few degrees, hums a little and needs a drain line for condensate. Put it in a garage or a big utility room and it's happy. Squeeze it into a hall closet and it won't be. We install heat pump water heaters, and we'll come look at where your current tank sits to see if one fits.

Water Heater Maintenance and Flushing

Sediment is a tank's worst enemy. Draining and flushing the tank about once a year clears out the minerals that settle at the bottom, keeps the heater quieter and helps it heat efficiently. While we're there, we can check the anode rod (the part that corrodes so your tank doesn't) and make sure the relief valve works. Tankless units get a descaling flush instead.

Rather not keep track of it yourself? Our Gold maintenance plan includes a water heater flush, and Platinum includes a tankless water heater flush.

Geek tip: check the label on your water heater. The manufacture date is often coded into the serial number, and knowing how old your heater is makes the repair-or-replace question a lot easier to answer.

Why We Reach for Rheem

Rheem is our preferred water heater brand. Its lineup runs from standard gas and electric tanks to tankless and hybrid models, so there's usually a good fit for your house in it. Prefer something else? Tell us, and we'll install the brand you want.

Water Heater Leaking Right Now?

First, turn off the cold-water valve on the pipe feeding the top of the heater. Then switch off the power at the breaker (or turn a gas unit's control to off or pilot). That stops the tank from refilling while you wait. Then call: emergency plumbing help is available 24/7.

Water Heater FAQ

Still have questions? Call us at (828) 344-5244 or browse our full plumbing FAQ.

Should I repair or replace my water heater?

If the heater is fairly young and the problem is a part (an element, thermostat, valve or anode rod), repair usually makes sense. If the tank is leaking, rusting from the inside or near the end of its expected life, replacement is usually the better spend. We'll look at the age, the condition and the repair cost, then give you an honest recommendation.

How long does a water heater last?

A tank-style heater commonly lasts somewhere around 8 to 12 years, and a tankless unit often longer. Hard or mineral-heavy water shortens that, and regular flushing helps stretch it. The age on the label tells you a lot.

Is a tankless water heater worth it in Asheville?

For many households, yes: endless hot water, a smaller footprint and less wasted energy. It costs more up front than a tank, and it has to be sized for cold winter water and for how many fixtures you run at once. If those numbers work for your house, it's a great upgrade. If they don't, we'll tell you.

Do you work on gas water heaters?

Yes. We're licensed for gas work, so we repair, replace and install gas tank and gas tankless water heaters, including the gas line that feeds them.

What water heater brands do you install?

Rheem is our preferred brand for tank, tankless and hybrid heaters. If you have another brand in mind, we'll install that instead.

How often should a water heater be flushed?

About once a year for most tank heaters. Homes with hard or iron-heavy water may need it more often, and tankless units need a regular descaling flush too. A whole house water filter or softener cuts down on the buildup in the first place.
